What Do Home Buyers Notice First? Tips for Home Sellers.
What do buyers notice first when touring a home? It may not be the expensive upgrades sellers expect. Here's where to focus before selling.
When sellers start thinking about getting their house ready for the market, I tend to hear the same questions. Should we replace the countertops? Do we need new floors? Should we remodel the bathroom? Maybe. But before you spend $30,000 on anything, can we talk about the front door?
Buyers start forming an opinion about your house before they've even walked inside. They're looking at the yard, walkway, exterior and front porch while their agent is still trying to get the lockbox open. You don't need professional landscaping or a brand-new exterior, but you do want the house to look cared for. Trim what's overgrown, sweep the walkway, clean the front door and put away the random stuff that's accumulated outside. Simple things can make a much bigger difference than people realize.
Then they walk inside, and one of the first things they notice is something nobody really wants to talk about: how the house smells. Pets, cooking, smoke, mustiness and strong air fresheners can all make an immediate impression. Homeowners also get used to the smell of their own house, so they genuinely may not notice something a buyer will pick up immediately. You don't need your house to smell like fresh-baked cookies or a vanilla cupcake factory. Clean and neutral is the goal.
Light is another big one. A bright house tends to feel more inviting, and fortunately this is usually an easy fix. Open the blinds, turn on the lights, clean the windows and finally replace that burned-out bulb you've been meaning to get to for six months. You're not trying to make the house look like something it isn't. You're just helping buyers see it at its best.
Don't Overlook the Little Repairs
This is where sellers sometimes surprise me. They'll be considering an expensive kitchen update while there's a dripping faucet, a broken switch plate, peeling paint and a door that doesn't close properly. None of those things individually is a huge deal, but when buyers start seeing several small maintenance issues, they may begin wondering what else hasn't been taken care of.
That's why I'd often rather see a seller spend some time fixing the obvious little things before automatically assuming they need a major renovation. The goal is for buyers to walk through the house imagining where they'd put their couch, having friends over in the backyard or cooking dinner in the kitchen. You don't want them distracted by a list of repairs they're mentally adding up as they walk from room to room.
There are absolutely situations where new flooring, paint, countertops or larger improvements make sense before selling, but every house is different. What makes sense depends on the property, the price point, the competition and the market you're selling into.
If you're thinking about selling sometime in the next year, talk to me before you start spending money on the house. I'd much rather walk through early and tell you, "Do this, skip that, and don't waste your money on that other thing." Preparing a house to sell isn't about doing everything. It's about figuring out which things are actually worth doing.
